Industrial cleaning can mean anything from removing cobwebs in a warehouse, to acid etching a floor in preparation for painting epoxy floor sealers. Industrial cleaning generally includes all ceilings/ roofs/ walls and most commonly floors. Floors are where the majority of the traffic is. Keep the floor clean, and it will eliminate (almost) the need to clean the other surfaces. Dust on shelves, racks, goods, and more importantly airborne usually comes from material handling equipment, i.e. forklifts.

Some dust may come from outside, but the overwhelming majority comes from within. Forklift tyres, exhaust and the actual concrete deteriorating. There are strategies to implement to limit all adverse affects, but they ultimately all involve an aspect of industrial cleaning.

Correct preparation of any concrete floor is a must for painting. Concrete, being a porous surface, ,will soak in any contaminants (like oil). Poorly prepared floors, over time will have paint flake off.

New concrete not prepared for painting

If new concrete needs to be prepared prior to painting, how much more so does oil stained concrete?

Any oils need to be completely removed prior to a paint being applied. If not, the bond between the surfaces fails. It usually takes a year or two for these failures to start appearing.

Sometimes, unfortunately, if the concrete is saturated through the foundation, chances of an epoxy bonding long-term are slim.

Grinding or shot blasting a floor will rough up the surface. They will not remove the contaminants. Chemically treating a concrete will tend to “open up and dry out” the concrete, making said concrete extremely susceptible to soaking in the next thing it comes in contact with. Perfect if the next thing is a paint, or concrete sealer.

Having said that, chemically treating a warehouse floor has proven ineffective on a contaminated concrete. The oils must be removed first, then acids will become effective. The best bond will always take place on a perfectly prepared clean floor. To prove the point being made, test an area of concrete and bitumen. The concrete will react with the acid. The bitumen (oil based) will not. Cleaning bitumen (most soaps are designed to clean oil) is an entirely different process not being discussed here.

One thing not to do, which we have seen, is try DIY and clean with acid. Not only is it dangerous, it will weaken the surface layer of the concrete, which will then powder the concrete going forward. A situation will then occur whereby said warehouse has tyre rubber, engine carbon emissions and concrete dust.
